Walnut Creek Real Estate Costs
Walnut Creek offers a wide range of homes from Condominiums to gated estates. Entry level homes (1 bedroom condos) can be found below $300,000 while there is still lots of choice up to the $1-3 million price range and above. Real Estate here has seen continued growth since the 1950s but as it is so well developed, there are few areas left that are large enough for new subdivisions (and some developers have commented that the City of Walnut Creek appears to resist new development). Consequently, the most recently constructed homes are typically custom homes on individual home sites.
Walnut Creek is a the largest and longest established community in East Contra Costa County. It is a constantly growing city where residents may commute to San Francisco and San Jose (and beyond) although more and more are employed within Walnut Creek. The San Ramon Valley runs North-South from Martinez to San Ramon along highway 680 and Walnut Creek is situated by the junction with Highway 24, approximately mid-way down the valley. To put Walnut Creek home prices into perspective, homes here are similarly priced to Danville, more afffordable than Alamo and Lafayette, and certainly higher than the communities at the North end of the valley.
Walnut Creek Real Estate History
The older part of Walnut Creek is at the South side, adjacent to the border with Alamo. Most homes around here started life as ranchers in the 1960s, some of them on quite large lots. Now, some highly individual single family homes can be found here, many of which have been remodeled to a high standard. This is a desirable area.
Walnut Creek homes nearer to Concord and Pleasant Hill on the North side of the city are somewhat more affordable. Ranch style homes are still prevalent and there can be some good buys there on occasion for those seeking fixers or "contractor specials". There are also many condominium developments in Walnut Creek, typically from the city center going East along Ygnacio Valley Road or Civic Drive.
Some more recent developments can be found on the East side - homes built in the 1970s and 1980s. Ygnacio Valley Road is one of the main East-West routes, traveling out towards Clayton and traffic can be a major problem here during commute times.
Real estate prices in Walnut Creek, just like the rest of the San Ramon Valley are driven by a number of factors. Primarily though, the popularity of the area with families is explained by the high standard of schools in most areas. Potential buyers should note that Walnut Creek is serviced by a number of school districts though, some noticeably better than others. Beore deciding to write an offer on a home here, a potential buyer with children of school age would be well advised to carefully do his homework.
Overall though, Walnut Creek really is a desirable place to live with low crime and a high level of social awareness. It is a great place to raise your family.
